Can foreigners and non-residents buy a residence at Bright Star?
Yes, foreigners and non-residents can buy strata titled units without any restrictions. However, it is advisable to consult a Fiji-based lawyer to determine your buying entity and status in Fiji.
Can I buy and rent out my residence?
Yes, as the local zoning for the building is Residential B, which permits the development of strata developments, the local zoning laws permit houses to be rented for long term tenancies. However, your particular investment strategy should be discussed with a local lawyer and accountant.
How much is the deposit to secure an apartment or a penthouse?
All buyers will be required to pay a 10% deposit upon signing of a sale and purchase agreement with the balance due at settlement. The deposit can be in the form of an electronic transfer or bank guarantee. All deposits will be held in a trust account managed by the developer’s law firm.
Can I have pets?
To ensure the quiet enjoyment of the residences, there may be a restriction on pets. However the body corporate owners will ultimately have the governing rights on this.
What is the ongoing body corporate fee?
The expected ongoing body corporate cost to owners will be approximately $150 per week. Common area costs will include lifts, swimming pool, water tank and back-up generator, 24-hour security, common area cleaning, gym.
Will there be by-laws for the building?
Yes, strata developments usually have a common set of by-laws and principles that residents abide by. This ensures the peaceful enjoyment of premises for all residents. By-laws will help restrict any unwanted behavior. A full set of by-laws will be available with the sale contract documents.
Who will manage the body corporate?
During the first year after settlements take place, the developer will manage the body corporate to ensure the body corporate is operational. Following the completion of sales, resident owners can be nominated to oversee management of the body corporate. The rules and regulations governing the body corporate will be included in the sale contract documents.
